South of Ladysmith in the town of Grant- 40 Acres (mol) directly south of a landlocked BML 40, and adjacent to 40 Acres of School Forest. Access is via easement. Land is on snowmobile trail and offers outdoor recreation and hunting. Limited not build able- tamarack tree is the predominate species of tree. These trees turn yellow in the fall and loose their needles and stay bare during winter. The ground is rich peat with a mossy ground cover. Land does retain water and is almost entirely flat.
